Q1. When is rent due?

Rent is always due on the 1st of the month.
If payment is not received by end of the due date, a late fee is automatically charged and must be included with your next payment.

Q2. How do I pay my rent?

Online — log in to the Resident Portal at App Folio
In person — visit our office.
By mail — send a check or money order (note your address and unit # on the memo line) to:

Q3. What happens if I can't pay my rent?

Call us right away at (480) 418-2825. The sooner you reach out, the better.

Q4. How do I request a repair?

Log in to the Resident Portal and submit a maintenance request.
After-hours emergencies only — call 310-756-4029. If no answer, try 310-654-9291, 310-963-2529, or 310-628-9744.
After-hours lines are for threatening emergencies only, not routine maintenance.
If damage was caused by you or your guests (e.g., improper item flushed), you will be charged for the repair.

Q5. What counts as an emergency?

An emergency is a maintenance problem that poses a safety hazard or risk of imminent property damage that cannot wait until the next business day.
Examples: overflowing toilet, broken pipe, sudden electrical short.
Gas leak? Call your gas company first.
Power outage? Call the electric company first to check for an area-wide outage.

Q6. Will I be notified before a repair person enters my home?

Yes — we provide 24-hour notice before entry, unless you have agreed to allow vendors to enter on an as-available basis.
You do not need to be home, but you must provide access for repairs.
In a suspected emergency (e.g., burst pipe), notice is not legally required, but we will send a courtesy text before entering your unit.

Q7. How do I get my security deposit back? Can I use it for last month's rent?

Security deposits cannot be used in place of rent — including your last month. Unpaid rent may result in eviction proceedings.
Within 21 days of move-out, you will receive an itemized accounting of any charges deducted and the appropriate refund.

Q8. I'm locked out — what do I do?

Call a locksmith at your own expense.
If an on-site manager is available, they can let you in at no charge.
If no on-site manager is available, we can dispatch an employee. A fee applies based on time and location (this fee goes directly to the employee, not the company).
Lock replacement is available for an additional charge.

Q9. My roommate wants to move out — what are my options?

Replacing your roommate: The new roommate must complete an application, provide 2 forms of ID, and submit their most recent month of pay stubs. If approved, they will be added to the lease.
Keeping the unit alone: Submit your most recent pay stubs showing you can afford the unit independently. If approved, your roommate will be removed from the lease.
Roommate change fee: $375.00
The security deposit is settled between roommates — the office does not release any portion of the deposit until all roommates have moved out.

Q10. My neighbor is too loud — what should I do?

Start by speaking with your neighbor calmly and directly — they may simply be unaware of the issue.
If the behavior continues, notify management and we will contact the tenant.
If the problem persists after our intervention, email the office so further steps can be taken.

Q11. Can I host a party or use the common areas?

Guests should remain in your unit and not congregate in common areas without management approval.
House Rules regarding noise must be observed at all times.
You are responsible for any damage your guests cause.
Do not prop open security gates for guests — this compromises the safety of all residents.
Garage or yard sales are not permitted (they cause obstruction, debris, and nuisance).

Q12. Someone is parked in my spot — what do I do?

Leave a polite note on the vehicle. If it is not moved within a reasonable time, contact the office for assistance.

Q13. Someone broke into my unit or car — what do I do?

File a police report.
Contact our office to report any damage to the building and provide a copy of the police report.
File a claim with your renters' insurance provider.

Q14. Am I allowed to have a pet?

Yes — we are a pet-friendly company. Contact the leasing agent and we will add a pet addendum to your lease.
Pet rent and a pet deposit apply.

Q15. I want to add someone to my lease — how?

Contact the office first.
The new occupant must complete an application, provide 2 forms of ID, and submit their 2 most recent months of pay stubs.
If approved, they will be added to the lease.

Q16. I want to break my lease — what happens?

You are responsible for the full duration of your lease.
Contact the office and refer to your lease agreement for details.
An early termination fee applies.

Maintenance Tips & Tricks

Keep the Refrigerator Working Efficiently

Dirty coils hold in heat and make your refrigerator's motor work harder to cool the inside compartments.
Keep coils clean by removing the cover from below the door and vacuuming out the dust that has accumulated.
While you're there, remove the drip pan from underneath the coils. Wash it well, and check the drain for clogs before replacing it.
Next, check the freezer. It needs to be defrosted if more than 1/4 inch of ice has accumulated on the walls. Don't chip away at it with a sharp object. Instead, remove the contents to a cooler, place a pan underneath the ice to catch the drips, and either let the ice melt at room temperature or help it along with a blow dryer.

Taking Care of the Flooring

Dirt is a floor's worst enemy! When embedded into rugs and carpets, it wears out the fibers. On harder surfaces, like wood, laminate and vinyl, dirt causes scratches.
Place mats inside and outside your door to reduce the amount of dirt tracked into your apartment.
Vacuum low-traffic carpets at least once a week; vacuum high-traffic areas more frequently.
Protect wood, laminate and vinyl floors by sweeping every day and mopping weekly with a product recommended for the floor type.
Use the minimum amount of fluid needed to clean wood and laminate, as saturation damages wood's finish and causes laminate to warp.

Keep Heat and A/C Dust Free

Preventive maintenance of the heating and air-conditioning units is all about ensuring proper air flow.
Vacuum vents before using the units for the first time each year, and then inspect the vents periodically to make sure new dust hasn't accumulated. Change filters as soon as they become soiled.
Keep furniture and window coverings away. In the case of heat vents, this is as much a safety issue as a maintenance one.
Don't turn off your heat or A/C when you leave for the day. Instead, turn the heat down or the A/C up just a few degrees. You'll actually save more energy by maintaining a steadier temperature!

Prevent Plumbing Problems

Keep drains flowing freely. Avoid pouring oil, coffee grounds or other solids into the kitchen sink.
In the bathroom, remove hair from the sink and tub promptly so they're not washed down the drain.
Sink and toilet clogs usually can be unclogged with a plunger. Fill the clogged vessel with water and then push the plunger straight down in a quick, firm motion. You may need to repeat a number of times before the clog is removed.
Do not put feminine hygiene produces in the toilet, paper towels, dental floss,
Do not put baby wipes, or wipes of any type even if they say “ flushable” , they are not .
Kitchen sinks:
Please do not put fruits or vegetables of any type in the disposal, no oil or grease, meat cuttings,
Be careful not to drop bottle caps, silverware in the disposal. Our suggestion is to throw everything in the trash. Damage can result in a $150-300 charge to you.
Dishwasher” Please make sure dishes do not have food on them before you put in the dishwasher. If you do this will result in a dishwasher drain line backup which you will be charged.

Know When to Seek Help

Sometimes it's best to leave the work to the pros.
Report malfunctioning appliances, water you can't turn off, and clogs that don't respond to plunging. Also report broken or missing grout in the bathroom.
Grout isn't just cosmetic — it keeps water from seeping into walls and floors.
