1. Applying for a Unit
Required Documentation
Identification: Two forms of current, valid ID
Proof of income: Last two pay stubs, last two months of bank statements, W-2s, or housing voucher.
Every person over the age of 18 living in the unit must submit their own application.
What does "good credit history" mean?
We don’t check your credit score — we check your habits. You’ll need:
- At least 2 accounts open for 2+ years
- Balances at 50% or less of your credit limit
- A history of on-time payments
- No evictions or tax liens
If you have had a bankruptcy, we may still consider you depending on the situation.
⚠ Prior Evictions: If you have had an eviction, please do not apply.
What is the $59 application fee for?
The non-refundable $59 fee covers the cost of your credit and background checks.
Do I have to submit everything at once?
Yes. We only process complete applications. If anything is missing — ID, pay stubs, or the fee — your application moves to the back of the line, even if you applied first.
Can I hold a unit with a deposit?
No. We operate on a strict first-come, first-served basis and do not hold units. Applications are processed in the order they are received.
I'm a student with no credit. Can I still apply?
Yes! A parent or grandparent can co-sign your application. The co-signer must meet our credit requirements.
I'm an international applicant with no SSN or guarantor. Any options?
Yes! We can work with you if you offer a double deposit or several months of rent upfront. Submit your application and explain your situation — we’ll review it on a case-by-case basis.
How quickly will I hear back?
Usually same day. It may take up to 2 business days during high-volume periods.
When can I move in?
Each unit has a posted move-in ready date. Once approved, you have 24 hours to sign the lease and submit payment — otherwise we move to the next applicant.
2. Rent & Payments
When is rent due?
Rent is due on the 1st of each month.

What if I can't pay rent?
Call us right away at (480) 418-2825. The sooner you reach out, the more options we have to help you.
Can I use my security deposit for last month's rent?
No. The security deposit covers damages — not rent. Using it as rent can result in eviction.
You will receive your deposit back (minus any documented damages) within 21 days of moving out.
3. Additional Details
- Renters Insurance: Required for all residents.
- Parking: Available for an additional monthly fee.
- Utilities: are not included in the quoted rent
